We have always offered a lettings and management service since our Bursledon office opened in 2003 as we recognised the importance of providing a complete residential service to cover everyone’s needs, as today’s landlords may be tomorrow's vendor and today’s tenant may be tomorrow's buyer.
Our rental properties primarily are at the higher end of the lettings market and we, as a company strongly believe in the old adage “quality not quantity”. As a family run independent estate agency we realise the importance of ensuring we get the best tenants for the best properties.
Brambles offers three services to our landlords:
- Full Management
- Rent collection and Inspections
- Tenant find only
As part of our package we employ the services of an independent referencing company to ensure that all tenants are fully verified; they can also offer Landlord Protection Insurance if required.
If required we can provide an EPC (Energy Performance Certificate), a legal requirement, and also gas safety Certificates and Electrical reports.
When we have long standing tenancies for many of our overseas landlords, occasionally these properties require more than solely on going maintenance repairs but a degree of refurbishment.
Our property management team will oversee local contractors to ensure that the property is presented in the best possible way in order to attract a suitable tenant at the best rental return to the client.
With many years' experience in the rental market, we have found that when properties are presented well, landlords not only achieve a greater rent but also ensure they are re-let to a new tenant quickly, with the minimum loss of income in between tenancies.
The management department is currently run from our Bursledon office, however all our properties are advertised in both our Bursledon and Warsash branches and on the majority of the leading property websites. We have a large demand for rentals across the spectrum from studio flats to prestigious coastal and country residences.
As a family run independent local company we do not simply look to find any tenant in the shortest period of time, but those who are of the highest tenant calibre to ensure your property or investment is respected and looked after.
We will often turn down instructions where we feel landlords are not presenting their investment in the best condition, as this only attracts the wrong tenants; we will also advise the client if we feel a tenant who wishes to take a property is not of an expected suitable standard for the property and assure and guarantee our clients that we will find and secure better quality tenant for them instead!
